How Property Managers Handle Tenant Leftovers
Tenant leftovers are a legal question before they are a hauling question, and getting that order wrong is the expensive way to learn it.

When a tenancy ends and belongings remain, the property is not simply yours to clear. Texas sets out specific requirements around handling property left behind, and they vary depending on how the tenancy ended — ordinary end of term, abandonment, or eviction.
This guide does not tell you what those requirements are, and you should be wary of any hauling company that does. Your attorney or your management company's counsel is the right source. What this guide covers is everything after that point.

Why documentation is the part that matters
If you intend to charge a former tenant for removal, you will need to evidence two things: that the items were there, and what removing them actually cost. A photograph of an empty unit proves neither.
So the sequence is photographs first, clear-out second, itemised invoice third. All three are cheap to produce at the time and impossible to reconstruct afterwards.
This matters more than it used to. Deposit disputes are increasingly documented, and "we removed some furniture" is not a defensible position.
What tends to be left
Leftovers skew heavier than an ordinary end of tenancy. Furniture stays because moving it was never the priority, and cupboard and closet contents tend to stay with it.
Expect a mixed load rather than a tidy one, and expect it to be larger than a photograph suggests.
