Preparing a Home for Sale in Plano
In a market where a lot of the inventory is genuinely comparable, presentation does more work than it should. The garage is where that shows up most.

Two similar houses in the same Plano or Frisco neighbourhood, listed the same week, with similar finishes. What separates them in the photographs is frequently nothing more than how much stuff is visible.
Buyers are not measuring your storage. They are forming an impression of space, and clutter reads as "not enough room" regardless of the square footage on the listing.
The garage is the worst offender because sellers stop seeing it. It is also the easiest fix, and the one that shows most dramatically in a photograph.
What to clear before the photographer
- Garage — down to the floor if possible
- Attic and loft storage
- Any room being used as storage
- Excess furniture making rooms feel small
- Personal photographs and heavily personal decor
- Countertop clutter in kitchen and bathrooms
- Wardrobes packed to capacity — buyers open them
- Side returns, patios and the back of the garden
Before & after
The difference a cleared garage makes
The same bay, photographed before and after. This is what a listing photograph is competing with.

Timing it properly
Book the clear-out two or three days before the photographer, not the morning of. Photography slots are the harder thing to reschedule, and a clear-out with no margin is an avoidable risk.
If you are also moving, the ideal sequence is: clear-out, photographs, listing, then the move. Clearing first means the photographs show the house at its best rather than mid-pack.
Selling remotely?
Agents arrange a lot of this for sellers who have already left. Scope by video walkthrough, agree what stays, photographs on completion.
FAQ
Questions on this
- Should I clear before or after listing?
- Before, and before the photographer. The photographs are what most buyers see first and they are difficult to redo without relisting.
- Will an empty house photograph better than a furnished one?
- Not necessarily — that is a staging question and a stager is the right person to ask. What is reliably true is that a cluttered house photographs worse than either.
- Can the agent arrange this instead of me?
- Yes, frequently. Agents can book, scope by walkthrough and be invoiced directly, which is common when the seller is out of state.
