Retail Build-Out Cleanout in Plano, TX
A retail unit changing hands has two clear-outs stacked on top of each other: whatever the last tenant left, and whatever the new fit-out generates.
Call (469) 347-3190- Outgoing fixtures and incoming debris
- Centre trading-hours scheduling
- Rear-of-house and service corridor access
- Single invoice for both phases

Two clear-outs, one unit
The first phase is removal of the outgoing tenant’s fixtures: gondola shelving, slatwall, display cases, counters, signage and whatever was screwed to the walls. This has to be complete before the incoming contractor can meaningfully start.
The second phase is the build-out itself — framing offcuts, plasterboard, packaging, flooring waste and the protective material that comes off at the end.
Running both through one account keeps the invoicing simple and means the crew already knows the unit, the service corridor and the centre’s rules by the time the second phase lands.
What the last tenant leaves
Retail fixtures are bulky, awkward and rarely worth much to the incoming tenant. They are also usually fixed to something.
Shelving is broken down, slatwall comes off the walls, and display cases are wrapped before they move — glass in a service corridor is the one thing everybody wants to avoid.
- Gondola shelving and wall standards
- Slatwall, grid and pegboard
- Glass display cases and counters
- Tills, POS fittings and cabling
- Signage, light boxes and window graphics
- Fitting rooms, mirrors and rails

Multiple units or a rolling programme?
Centre managers and fit-out contractors working several units run this on a single account with consolidated invoicing.
The two phases, priced separately
They are different loads with different constraints, even when the same account covers both.
| Phase | What it contains, and what governs it |
|---|---|
| Outgoing strip | Fixtures, shelving, counters, signage and cabling. Governed by the outgoing tenant's lease end — a fixed date with holdover cost behind it. |
| Build-out waste | Framing offcuts, plasterboard, flooring waste and packaging. Governed by the incoming contractor's programme, which moves. |
| Snagging and final clear | Protective film, leftover material, site waste. Governed by the opening date, which does not move at all. |
What a fit-out contractor actually needs from a hauler
Not speed, mostly. What matters on a retail build-out is predictability: a pickup that lands in the window it was booked for, because the corridor it uses is shared and the slot after it belongs to somebody else.
The second thing is documentation. Centre management wants to know who is on site, when, and with what insurance. Getting that on file once at account set-up is the difference between arriving and being turned away at a loading bay.
The third is a crew that understands the unit is not a building site. Public areas are trading a few metres away, so material gets wrapped rather than carried loose, and nothing waits in a corridor while somebody fetches the truck.
FAQ
Retail Build-Out Cleanout in Plano, TX — common questions
- Can you work around centre trading hours?
- Yes. Most centre-managed units require it, and both early morning and evening windows are available.
- Do you remove wall-fixed fixtures?
- Yes. Slatwall, wall standards and fixed shelving are unfixed and removed as part of the job.
- Can the outgoing and incoming phases be quoted together?
- Yes, and it is worth doing. They are two visits but one account, and the second phase is easier to schedule when the crew already knows the unit.
- Can you provide insurance documentation for centre management?
- Yes, handled through the Junk Koala platform at account set-up. Tell us what the centre requires and it is on file before the first visit rather than being chased at a loading bay.
- How do you move material through a trading centre?
- Wrapped, on a trolley, through the service route, in the window the centre allocated. Glass in particular is wrapped in the unit before it moves — a breakage in a public corridor is everybody's problem.
