A historic-district remodel produces plaster, lath, old timber, cast iron and tile — heavy, dusty material with nails in it, coming out of a property with narrow access and frequently no room for a container on the street.

A new-build finish-out produces the opposite: timber offcuts, plasterboard, packaging and pallets. Bulky, light, high volume, and generated in predictable bursts as each trade finishes.

The first is where a truck genuinely beats a dumpster, because there is nowhere to put a container and the loading is the hard part. The second is a scheduling exercise more than anything else.

One thing to settle before demolition

Older McKinney properties can contain asbestos in floor tile, adhesives, pipe lagging and textured finishes. Anything built before the 1990s is worth testing before a strip-out rather than after.

Where a container genuinely wins, and where it cannot

On the newer sites east of US 75 and out toward the 121 corridor, a roll-off container is frequently the better answer: there is space on the plot, the volume is steady across weeks, and there is site labour to load it. We would rather say so than quote against it.

Around the square the calculation inverts. There is often nowhere legal to place a container at all, the loading is the labour-intensive part of the job, and the waste arrives in two heavy bursts rather than continuously. That is precisely the shape a crew and a truck suit.
